Google the brand you are going with as all are different. Note that excess wear and tear is defined by the lease holder, so the examples only apply to manufacturer leased vehicles. A lot of the horror stories you hear are from private leasing companies.

You could put a contingency in the sale contract that you have can rent the property for 1 or 2 months after closing for $X amount.
