if you put 20% down you don't have to pay mortgage insurance. It's not like people should rush into home ownership, but sprawl was not a condition I had previously thought of and it does have quite the environmental impact, when contrasted to building upwards, so you have a good point on deductions there.

Eh....flat taxes normally imply that you pay a set amount at the beginning of the year and are then reimbursed credits for what you purchase.

You can't even deduct rental costs now, nor should you be able to(in my opinion). Interest on mortgage payments is a much better deduction because it incentivizes owning a home...so how do we first establish what a good deduction should be?

Well we do have a progressive tax, so I'm not sure what you're trying to say there. We had the problem that, because there was no rule saying you couldn't do something(as in a deduction) then people did it, so they created rules and the next year someone would find a new workaround...and that's what continues to

What to you disagree with? I don't think bullying happens that much, but I come from a town with about 7500 people in it and more then half of the town intimately(read: non-sexually) knows each other, so to me most bullying issues are overstated.

No, they tried to make it simple but when they did that people found ways around it and very rich people paid very little so unless you want to impose a flat tax on people over a certain income level there is no way to make it work.
