'7 Days to Die' might be worth checking out. I'm in the Alpha and have played it quite a bit. It's not got all the things you are asking for in it at the moment, but most of them are production goals that will be added in due time.
They have said Co-op Multiplayer for State of Decay is more than possible, but with the game still being updated there is no point in modding yet since the files keep changing, a lot.
I can't wait for it to grab a MP though, the zombie system in that game is absolutely outstanding.

Ahh, the superhero cartoons of the 90s were the best. X-men, Batman, Superman and Spider-Man Animated series were some of my favorite series back then. Also even though Iron-Man, Fantastic Four and Hulk Animated weren't perfect, they were still better than most of trash that comes out today with their names attached.

Just to jump in for a second.. but there is this thing called "Compulsory licensing". It means even if the rights holder says "no, you can't use it", you can still use it, but generally pay a higher royalty than if you could work out a deal.
Well I'd like to hear Rockstars side of this, I really doubt they would be stupid enough to use these tracks without permission personally.
