Calling it done, but not sure it counts as an “upgrade” just because I spent money to save money. I just had my home reappraised, cost me $365, to get rid of PMI. Appraisal came back +20k more than I needed. Saving $160/month now for the next 4.6 years. Pretty happy.

Wow, that’s... uh... Ridiculous. If you spend $300 on jeans you kind of deserve to have them fail on you. You really need to look at your priorities if you “usually pay around $200-$300 for jeans”.
