Def a home inspection with an engineer. Followed him around as he flushed toilets, turned on/off faucets, checked the switches, roof, boiler, etc.

Ours def required inspection from us, then appraisal. I remember having to send them the inspection report. Not sure what would determine if a lender requires it or not...

I didnt even think inspection was optional - it was required by my lender, and I assume anyone purchasing a home with a mortgage would require it. I’m not sure a bank would give you money on a house that is falling part.
