(1) i think if you can swing it, go more than 20. you’ll end up saving more in the long run. unless you’re really good at investing. then invest what extra you would have put toward the downpayment, and hope you come out on top. Screw it, just put it toward the downpayment.
I think if you can, avoid the end/start of a month, cuz thats when EVERYONE moves. Not sure that can be something within your control. And maybe avoid the weekend as well. I know the rate was higher for those times, so we went with a random weekday in the middle of the month.
Went through this process about 3 years ago. So the process is still quasi-fresh in my head.
First, they could be grossly overstating the cost of the house. Second, you CAN put less than 20% down (subject to approvals, of course), but then you have to pay something called PMI (Private Mortgage Insurance). I’m not sure many banks will be willing to go down to 3% though.
