This method works best when you don’t get paid much. When you’re happier with your pay, it can be a bad justification to buy all kinds of crap you don’t need, and if you’re not a contractor, you probably can’t just be like “okay, I’ll work the extra 10 hours this week to make up for it”

True, but you have to also weigh that against paying PMI. 20% exactly is the ideal amount to put down on your house IMO. If you can’t afford that, moving fees, and some kind of emergency funds (most of your suggested 10k should be there I guess), it could be better to wait or to go with a cheaper house.
