This is a joke right? we aren’t even building at our last peak in building capacity. In fact we are starting to slow starts and will likely reverse new housing product due to the supply constraints. We are only producing 1.7m new housing starts this year. No where near the 2.0m of 2004.

Building takes 2-3 years to bring any new product to market. That assumes ideal conditions. 1 year for permitting, design, financing, 1-2 years for construction. And permitting is getting harder.
