One factor I constantly see skipped over is that the price of a mortgage is fixed, assuming you have the 15 or 30 year fixed rate. Insurance and taxes can go up but the mortgage doesn’t yet every article acts as if rent is consistent.
Uh, don’t forget that in general, 6% of your selling price goes to the Realtor as commission for selling your house. Yes, there are ways around that (FSBO, Flat Fee MLS, etc), but most people are going to lose between 3-6% when they sell their home, outside of the closing costs.

These bits were always extremely expensive; you really could never buy a set. You just gulped, and paid the 30 to 50 dollars for the specific size you needed.

This is a good point. You definitely want to consider what the item is valued at in terms of materials and labor, but I do think you also want to consider how important that “actual” value is to you.
