It’s pretty rare for an EV fire to happen when sitting in a garage, while after a crash is one thing. Just sitting there is another thing. Of course its possible that the car took damage to the battery without the driver realizing it and he walked away without knowing. Which did happen in one incident I remember.
The answer to this is simple, most trains, maglev including put weight down on the tracks. The heavy weight of the train means you need much more solid tracks. And it gets even more expensive to deal with terrain changes like bridges and the like.
