I think dock fees are considerable as well - but I don’t have any actual figures to know if this project is viable. Not really interested in researching since I don’t have the money to invest in such a project anyway :) Guess we’ll wait and see if anything comes out of this proposal.

The big question is : what else can you do with $200 million? You may be able to get the equivalent amount of office / retail space on terra firma for less money, especially taking maintenance into account.
