The population problem is flattening and is expected to halt or decline by 2100. The growth will largely be in Africa and Asia. Europe and South America will be in decline. So, a US or Canadian person having 3-4 kids isn’t really going to move the needle in the face of statistical trend.

You can’t “sell” space in buildings you rent. You are bound by the terms of your lease, and trust me, commercial leases for large offices are not cheap nor are they easy to break.
