I have two friends who leased in late 2019/early 2020 and both bought out their leases after two years. The pre-covid terms were just too good to pass up. If my friends would have tried to buy an equivalent car on the used car market in 2021 or 2022, they would have paid at least $10k more, I think. 

this right here. I know a ton of people (potentially myself included in the near future) who will buy out a 2020 or 2021 lease because the price is so much cheaper than a new lease or buying a used car with the same details (make/model/mileage).
