30 years? You think a 30 year home is worth anything?? If you are going to have an honest discussion then you have to add in at least two renovations/modernizations costing at least $40k each in today's dollar or admit a 30 year old home is a tear down.
If you itemize. And it's not a "huge windfall". I paid like $12,000 in interest last year. Say at 20% that saved me $2,400 in taxes. Or $200 a month. Not chump change, but not really a big deciding factor. I could have put that $12k in my 401k.
