What I don’t get about this commentary is the constant narrative the war with China will be bad and the U.S. shouldn’t antagonize them, but war with Russia will be good and the U.S. should defintely stand up to them because of Ukraine and the Baltics. How does that work? Both conflicts would be a disaster.

If you take a 30 year mortgage out and pay the same amount you would have paid on a 15 year mortgage you pay the house of in something like 17 years. And you can go back down to the 30 year payment if things get tough.

It wasn’t the 20% that was the issue with 2007-2009. It was the no-down, adjustable rate mortgages with low-entry payments for the first 5 years then ballooning payments immediately after.

That’s not always realistic, though. While my wife and I can easily afford the mortgage payment on our house without a problem, saving up $25,000 for a 20% down payment would’ve taken forever, especially when we’re paying off student loans.

So with you there. I did 10% when I did my first buy 3 years ago, which was respectable as the place was a half million. Then did a 30 year mortgage. The PMI wasn’t bad as I’m an over 800er, but man did it add plenty of cost.
