She's a lot smarter than she seems. Very calculating, very good with numbers, but not as good with "people." Scott is the people guy and has the connections to make their business happen. Their real estate firm actually runs pretty smoothly.

Both of them are extremely plastic (plasticky?) and get coached on how they're supposed to act on the show. Honestly, the budgets and appraisal numbers are precalculated and he knows which properties are going to be a profit. Notably, he does about a dozen more than you see on the show.
