lol here in manhattan a garage spot can cost roughly the same as your rent.
He means that your monthly rent should be 1/40th of your annual income. In other words, 40x your rent should not exceed your annual income. In other words, your annual rent should not exceed 30% of your annual income.
When you see that 1/40th number, it’s for your monthly rent. When you see 30%, it’s your annual rent. 1/40th is the monthly equivalent of the 30% rule (.3 / 12 months = 1/40)
Do you include rent in “housing costs”? If so, how can your rent be both 1/40th of your gross income and also less than 30% of your net? 1/40th is 30%.

Right, that’s just my stance in general, and I try to apply it consistently across the board.
But still - that is an argument about something that might happen in the future. I am not disagreeing that it is possible. I am simply saying that we should take a reactive approach to regulation to avoid over-regulating, and thus increasing the opportunity for corruption.
