The 15yr vs 30yr debate needs to also incorporate the interest rate, not just total interest paid. If I can borrow for a 30yr mortgage at a rate that is extremely low, say 3.25%, I would pick it every time over a 15yr since the savings on the monthly payments could be reinvested at an annual rate greater than that…
