When you can afford it - I wish I had bought something years ago instead of renting. I was unaware of how easy the process can be if you get in the know. I know buying isn't the right fit for everyone, but paying thousands every year in rent and having nothing to show for it sucks.

Do you have at least 6 months of living expenses in your emergency fund? If not, put it in there. Aside from that, any time I have a small windfall I always try to do an act of kindness with a little bit of it for the karma / pay it forward idea.
