G-sync allows your fps/hz to properly sync between your monitor and your graphics card. So from 1fps to whatever the g-sync monitors max is from your card will change the monitors fps/hz to match eliminating the lag and screen tearing.

You got it backwards. Unreal is unrestricted but they do have a 5% royalty after your first $3,000 fee not licensing. Unity is “free” for a basic version for the full one you must licence it monthly.
