This is terrible advice.
But stadiums have been getting smaller over the years, not bigger (for the most part.) Fewer teams are playing in big NFL/college football stadiums now than in the beginning of the league. It’s just now more teams are able to hold on to that revenue instead of having to pay rent.
There are simply more teams in areas that draw bigger crowds and have invested in exciting players. Atlanta is getting 40k+ every game. Toronto just expanded their stadium and are drawing close to 30k now. There is a demand to attend these games in the right markets.
