I’m in a near similar situation here. We’ve gone the UniFi route and we’ve been rolling upgrades to our AP’s, and upgrading our neighbor’s access in the process as well. I’m always surprised how cable companies decide their cut-offs. In this case it sounds like they only need to run .2 miles of cable to pick up 3 customers who will be paying them $100-$200 a month forever. Seems like .2 miles of coax might be a worthwhile investment.
