I'm sorry but if you used only one trash bag you don't have very many clothes or you have a very small closet. Also my closet has selves with folded clothes which you didn't mention. I don't have very much in the way of hanging clothes but seriously, no way would it fit in a single trash bag, maybe several of them

$20 a year is pretty cheap to the point of being a non-issue, as long as the HOA bylaws are sane. Out here in California, I hear about people paying$350-$600/mo (in suburban tract homes) for their HOA and wonder what they are smoking.

I have a PMI and while I can't wait to get rid of it, I knew what I was getting into. It's the perfect house for my family in the perfect neighborhood with one of the highest rated school districts in the country. Fair trade-off IMO.

PMI allows people who don't have a 20% savings to buy a home. I don't think it is throwing money away. Renting is throwing more money away.
