Im not an expert, but Nevada has very little private property available and what is only goes to topsoil. The 400 acres by itself may be worthy of the 5 million. But when you take into account family history and, more importantly regardless of how much is left, the mineral rights should fetch a much higher price.

Not all states require insurance companies to provide windshield coverage. In California it would have to be covered under comprehensive coverage and spike your insurance rate.
