I agree with you, was just saying that 15 year can depend. In the next 20 years they probably make no sense unless rates really go down. My situation is also not the norm since my wages from 2015-16 and 2020 to now are way way different.

I agree with you on this, but 15's can make sense depending on the time. We had a 30 year in 2016 or 15 when we bought, then in ‘20 refi’d to a 15 with a lower rate and a touch smaller monthly. Now we only have 9 years left or less.
