There are often laws against short-term rentals (<30 days) depending on locality and zoning. This is to prevent property owners from turning their properties into illegal hotels. Plus, most cities have a special "hotel tax" that most Airbnb'rs are probably not collecting and remitting.

Las Vegas is kinda a hell hole so real estate is incredibly cheap there (though it's increasing pretty fast as the economy picks up).

"I'm sorry, your offer of $50k over asking was rejected. The seller has found an all-cash buyer willing to pay $70k over ask. Maybe next time, champ!"

Public transportation in Richmond is a total joke within city proper and all but non-existent in the suburbs (or in the case of Amelia, the exurbs).

It is pretty cool. And pretty pretty.
